A Phuket woman has found that copies of her land documents have been used to illegally claim a plot of land worth B1.4bn, according to The Phuket News.
In 2010, Rormah Wonglee, 80, submitted a Sor Kor 1 to the Thalang Land Office to obtain a Thai land title deed for a 40-rai plot her family owns. However, a man later came forward to claim that he held a Sor Kor 1 document with the same registration number.
“Land officials told me not to worry as mine was the real one”, she said.
Police inspected the man’s land, a 140-rai plot situated in the mountains and connected to a canal. The DSI map shows that it is also in a “protected forest area”, according to Col. Prawut.
“We also believe that this second SorKor 1 land document for 140 rai had been doctored as the land is worth B100mn per rai. If sold, it would get around B1.4bn”, Col. Prawut said. “It is possible that this is the reason to doctor the second SorKor 1 land document using other land plots to issue the Chanote land title deed”, he added.
Police now suspect foul play in the death of Ms. Rormah’s brother in connection with the case, as he was killed in a car accident shortly making copies of the Sor Kor 1 document at the request of an unknown individual.
Thailand real estate lawyers Chaninat & Leeds stated that encroaching on forest areas has been a persistent problem in Thailand. Illegal title deeds may be issued by corrupt Land Department officials.
